Planning to build a new patio, carport or shed in Dubbo? Whether it’s for summer shade, extra storage or somewhere safe to park your car, it’s important to know what kind of council approval might be required before you start.
In many cases, you may not need formal approval at all. But if your project crosses certain size, location or zoning thresholds, you’ll need to lodge a certificate or development application. Here’s how it works.
When You Don’t Need Approval: Exempt Development
Small, low-impact structures may fall under what’s known as Exempt Development. That means you don’t need any paperwork or approval, as long as you follow all the rules.
Examples include:
- Patios or pergolas under 20m², not built out the front, and with open sides
- Carports under 20m², not forward of the building line
- Garden sheds under 10m² and under 2.4m high, not in bushfire or flood zones
Even if you’re exempt, the structure must still comply with local zoning, height limits, and boundary setbacks. If you’re unsure, a quick site check can confirm it.
When You Do Need Council or Certifier Approval
If your project is larger or doesn’t meet exempt rules, you’ll need either a Complying Development Certificate (CDC) or a Development Application (DA).
This includes projects that:
- Are over the permitted size or height
- Are built too close to boundaries or roads
- Include plumbing, power, or enclosed walls
- Are in flood-affected, bushfire-prone or heritage areas
The approval process can take anywhere from a few weeks to a couple of months, depending on which type is required.
How Long Does Council Approval Take?
Complying Development Certificate (CDC): usually 1 to 3 weeks
Development Application (DA): usually 6 to 8 weeks
Approvals can take longer in the lead-up to Christmas, so it’s best not to delay if you want your build started before the new year.
